Seller leads for agents and cash buyers

Homeowners across the US ask HomeSellersUSA for a market report or a cash offer. We pass each request to one local professional who covers that ZIP code.

How it works for you

  • Exclusive, one per lead. Each homeowner request goes to one agent or one cash buyer only. Never shared, never resold.
  • A set price per lead, no subscription. The price depends on typical home values where the property is and how soon the owner wants to sell (see the table below). Each lead email shows its price and why.
  • Pay per lead with a saved card. We charge your card only when a request matching your ZIP codes arrives, and before you get the homeowner's details. Stripe emails you a receipt for every charge.
  • Automatic refunds within 7 days when the phone number doesn't work, the email bounces, it's a duplicate of a lead you already had, or the request is fake. One click from the lead email, up to one in ten of your leads each month (at least one).
  • You set the limits. Choose your ZIP codes (or your whole metro area), the most you'll pay for a lead and a monthly spending cap. Pause any time from your account.
  • Consent on file. Every request records the homeowner's consent wording and timestamp. Some homeowners allow email only; the lead says so clearly.

Prices

The area's typical home value comes from Zillow's Home Value Index for the property's metro area (or its state outside metro areas), set when the lead is delivered.

Licensed agents: home value requests

  • $55 where typical values are under $300,000
  • $75 from $300,000 to $600,000
  • $110 over $600,000
  • Plus $35 if the owner wants to sell as soon as possible or within 3 months
  • Less $20 if the owner says they're just curious (minimum $35)

Cash buyers: cash offer requests

  • $125 where typical values are under $300,000
  • $150 from $300,000 to $600,000
  • $200 over $600,000
  • Plus $50 if the owner wants to close within 30 days
  • Plus $25 if the home needs major repairs or isn't livable, was inherited, or the owner is behind on payments

What the homeowner is told

Home value requests are told a licensed local agent will prepare a free market report (a CMA), usually within 24 hours of getting their details. Cash offer requests are told a cash offer is usually below open-market value and that a buyer may decide not to make one. Nobody is promised a price, a timeline or an offer.

Rules we follow

HomeSellersUSA is not a real estate broker and does not represent anyone. The fee is a set amount per lead, fixed when the lead is delivered and paid whether or not the homeowner lists or sells. We never take any share of a commission. Agents must hold an active license in the state where the home is. You confirm this when you sign up, and we may check it with the state's regulator at any time (in Texas, on the TREC license holder search) and close any account without one.

Rules on paying for leads differ from state to state. Before we send leads in a new state, we confirm the arrangement fits that state's rules, and we'll tell you if it doesn't.

Coming later

Agents who want every home value request from a ZIP code will be able to take it exclusively for a monthly fee once that ZIP brings in steady volume. Ask us if you're interested.
