Louisiana rules that affect sellers
Transfer tax
Louisiana has no state real estate transfer tax, and the state constitution (Article VII, Section 2.3) bars the state and local governments from adopting any new tax or fee on the sale or transfer of immovable property after November 30, 2011. Local charges that existed before then were not affected, so a few remain, such as New Orleans' flat $325 documentary transaction tax. Who pays any local charge is negotiable.
Local add-ons: Pre-2011 local charges survive in some places, for example the City of New Orleans' flat $325 documentary transaction tax on recorded sales. Recording fees are not treated as transfer taxes.

Seller disclosure
Yes. Under La. R.S. 9:3198, a seller of residential real property (or vacant residential property) must complete a property disclosure document in a form prescribed by the Louisiana Real Estate Commission, or one containing at least the Commission's minimum language, and deliver it no later than when the buyer makes an offer. The document is for disclosure only and is not a warranty by the seller.
Who handles the closing
Louisiana law requires a transfer of immovable property to be made in writing, by authentic act (signed before a notary public) or by act under private signature, and it binds third parties only once filed in the parish records. In practice, closings are commonly run by title companies and closing notaries, many of whom are attorneys; confirm the arrangement with your title company or attorney.

Also worth knowing
If the property disclosure document is delivered after the buyer makes an offer, the buyer may withdraw the offer or terminate the contract within 72 hours of receiving it, not counting weekends and holidays.
Also worth knowing
In New Orleans, a flat $325 documentary transaction tax applies to recorded documents transferring real estate, including sales, collected through the Notarial Archives.
