Minnesota rules that affect sellers
Transfer tax
Minnesota's deed tax is 0.0033 of the net consideration (0.33% of the sale price, less any existing liens the buyer takes over). Hennepin and Ramsey counties add an Environmental Response Fund tax of 0.0001, for 0.34% in total. By custom the seller pays it at closing.
Local add-ons: Hennepin and Ramsey counties add 0.01% (Environmental Response Fund tax).
Seller disclosure
Yes. Minnesota Statutes 513.52 to 513.60 require the seller to give the buyer a written disclosure of all known material facts that could significantly affect the buyer's use and enjoyment of the home, before the purchase agreement is signed. The seller and buyer may waive this disclosure in writing (513.60), but a waiver does not remove disclosures required by other laws, such as wells and septic systems.

Who handles the closing
Minnesota closings are usually handled by a title company or a licensed real estate closing agent. State law lets title insurers and their agents, attorneys, brokers and licensed closing agents conduct closings, and does not require an attorney.

Also worth knowing
Before signing a purchase agreement, the seller must disclose in writing the status and location of all known wells on the property (in use, not in use, or sealed), and a well disclosure certificate is due at closing unless the deed states the seller knows of no wells.

Also worth knowing
The seller must also disclose in writing how sewage from the property is handled, stating whether it goes to a permitted facility or to a private system such as a septic system.
