Missouri rules that affect sellers
Transfer tax
Missouri has no real estate transfer tax. A 2010 amendment to the state constitution (Article X, Section 25) bars the state, counties and other local governments from imposing any new tax on the sale or transfer of homes or other real estate. Sellers still pay ordinary closing costs and recording fees.

Seller disclosure
No general seller disclosure form is required by Missouri law. Only a few specific disclosures are required by statute, such as past methamphetamine production (RSMo 442.606) and a solid waste disposal site or demolition landfill on the property (RSMo 260.213). Sellers may not misrepresent the property, and agents must disclose adverse material facts they know about, so most sellers fill out a disclosure form by custom. Who handles the closing
Missouri closings are customarily handled by title companies. State law does not require an attorney at closing, though sellers may hire one.

Also worth knowing
A seller who knows the property was used to make methamphetamine must disclose it to the buyer in writing, whether or not anyone was convicted. The same applies if the home was the residence of someone convicted of certain meth-related crimes and the seller knew or should have known.
Also worth knowing
A seller who knowingly sells property containing a solid waste disposal site or demolition landfill must tell the buyer early in negotiations where it is, and that the buyer may take on liability to the state for cleanup.
Checking an agent's license
Real estate agents in Missouri are licensed by the Missouri Real Estate Commission (Division of Professional Registration). You can look up any agent before you work with them.

Prices and pace can be very different from one metro to the next, so the local page is a better guide than the statewide figure.
