Texas rules that affect sellers
Transfer tax
Texas has no state or local real estate transfer tax. Since a 2015 amendment, the Texas Constitution (Article VIII, Section 29) bars any new law after January 1, 2016 that imposes a transfer tax on a sale conveying fee simple title to real property. Sellers still pay ordinary closing costs such as title and escrow fees.
Seller disclosure
Yes. Texas Property Code Section 5.008 requires sellers of previously occupied single-family homes to give the buyer a written Seller's Disclosure Notice covering known material facts and the property's condition. The Texas Real Estate Commission publishes the form (TREC No. 55-1) for contracts signed on or after September 1, 2023.

Who handles the closing
Texas closings are customarily handled by title or escrow companies, and an attorney is not customarily required. This is based on a title insurer's industry summary, not an official state page.

Also worth knowing
If the home is in a municipal utility district or similar water district that levies its own taxes, the seller must give the buyer a written district notice before the contract is signed. A buyer who does not receive a proper notice can sue for damages.
Also worth knowing
The Seller's Disclosure Notice includes flood questions: whether the property is wholly or partly in a 100-year floodplain, whether it has flood insurance, whether flood water has entered a structure, and whether the seller received FEMA or SBA assistance for flood damage.
