Their 2025 tax rates differ by more than 20 cents per $100: Plano ISD 1.03955, Allen ISD 1.1258 and Lovejoy ISD 1.2552 (Collin CAD). Buyers often search by school district, so make sure your listing and your tax figures match your actual ISD.
How property taxes are split at closing
Texas property taxes are paid in arrears. Bills go out around October 1 and are generally due by January 31 of the next year (Texas Comptroller). The standard TREC resale contract prorates the current year's taxes through the closing date (TREC form 20-19), so you normally credit the buyer for the part of the year you owned the home.
Protesting your appraisal
You can protest your value with Collin CAD (City of Allen). The usual deadline is May 15 or 30 days after the notice of appraised value was mailed, whichever is later (Texas Comptroller). If you sell this year, you still share this year's bill through the closing proration.
The homestead cap does not transfer
A homestead's appraised value can rise no more than 10% a year plus new improvements (Collin CAD). The buyer's value resets, so their first bills may be higher than yours.
What shapes Allen prices
Allen's estimated population grew from 104,655 (April 2020 estimates base) to 113,447 (July 2025) (Census Bureau). School district, location relative to US 75 and SH 121, condition and updates all affect price. A licensed local agent can pull recent comparable sales for your neighborhood.
