Collin side or Denton side?

Most Prosper residents live in Collin County, but about 9,400 live in Denton County (Census Bureau). Your county decides who appraises your home, Collin CAD or Denton CAD, and which county rate applies. Denton County's 2025 rate was 0.185938 per $100 (City of Frisco rate table) compared with Collin County's 0.149343.

How property taxes are split at closing

Texas property taxes are paid in arrears. Bills go out around October 1 and are generally due by January 31 of the next year (Texas Comptroller). The standard TREC resale contract prorates the current year's taxes through the closing date (TREC form 20-19), so a seller usually credits the buyer for the months already owned.

Protesting your appraisal

The usual protest deadline is May 15 or 30 days after the notice of appraised value was mailed, whichever is later (Texas Comptroller). In a year you sell, a lower appraisal lowers the bill you share with the buyer through the proration.

The homestead cap does not transfer

A homestead's appraised value can rise no more than 10% a year plus new improvements (Collin CAD). The buyer's value resets, so their first tax bill may be well above yours, which is worth knowing when buyers compare your home with new construction.

What shapes Prosper prices

Prosper's estimated population grew by about half in five years, from 30,171 (April 2020 estimates base) to 45,605 (July 2025) (Census Bureau). In a town growing this fast, resale homes compete with builders. Lot size, school zoning, total tax rate and condition all matter. A licensed local agent can pull comparable sales for your neighborhood.
