How property taxes are split at closing

Texas property taxes are paid in arrears. Bills go out around October 1 and are generally due by January 31 of the next year (Texas Comptroller). Under the standard TREC resale contract, taxes for the current year are prorated through the closing date (TREC form 20-19). In practice that usually means a McKinney seller who closes in, say, June credits the buyer for roughly January through June, because the buyer will pay the whole year's bill later.

If the year's actual bill differs from the estimate used at closing, the contract says the parties adjust when the tax statements are available.

Check which taxing units apply to your home

The "typical" rate above assumes McKinney ISD and no special district. Parts of McKinney sit in municipal utility districts that add their own tax. For example, McKinney MUD #1 had a 2025 total rate of 0.98475 per $100 on top of the other units (Collin CAD). Buyers compare total tax bills, so look up your exact taxing units on your Collin CAD property record before you set expectations.

Protesting your appraisal

Collin CAD mails notices of appraised value in spring (Collin CAD calendar). The usual protest deadline is May 15 or 30 days after the notice was mailed, whichever is later (Texas Comptroller). If you are selling this year, a lower appraisal still helps: the current year's taxes are prorated at closing, so a lower bill lowers your share.

Homestead cap and what the buyer inherits

A residence homestead's appraised value cannot rise more than 10% a year plus new improvements (Collin CAD). That cap does not transfer to your buyer. A buyer's first-year taxes can be higher than yours, and the TREC contract lets the tax proration account for changes in exemptions.

What shapes McKinney prices

McKinney's population grew from an estimates base of 195,331 in April 2020 to an estimated 236,001 in July 2025 (Census Bureau). In a growing city your home competes with new construction as well as other resales. School district, total tax rate (including any MUD), lot size, age and condition all matter. A licensed local agent can pull recent comparable sales for your street.

Frequently asked questions

Who collects property taxes in McKinney?

The Collin County Tax Assessor-Collector collects for the city, Collin County, Collin College and McKinney ISD, as listed on the Collin CAD rates table. Some MUDs use a separate collector, so a home in a MUD can get two bills. The title company normally pays any taxes due at closing from the sale proceeds.

I am 65 or older. Does my school tax ceiling move with me?

The ceiling itself stays with the home, but you can transfer the same percentage of tax savings to a new homestead anywhere in Texas, according to Collin CAD. Apply with the appraisal district for your new home.

Do I need a city inspection before I sell?

We did not find a McKinney requirement for a resale inspection or certificate on a single-family home. Buyers usually hire their own inspector under the contract's option period. If you have been running a short-term rental, check the city's registration rules.

When should I file a protest if I am about to list?

Protest on the normal schedule: by May 15 or 30 days after your notice was mailed, whichever is later (Texas Comptroller). The appraisal affects this year's tax bill, part of which you pay through the closing proration.
