First, find out which county and ISD you are in
The City of Frisco publishes separate rate tables for its Collin County and Denton County sides, and lists four school districts with territory in the city (City of Frisco). The ISD is the biggest single piece of your tax bill, and in 2025 the four rates ranged from 1.0194 to 1.2252 per $100. Lewisville ISD, for example, says 2.47 square miles of Frisco are in its boundaries (Lewisville ISD). Your appraisal district record shows your exact taxing units.
How property taxes are split at closing
Texas taxes are paid in arrears: bills go out around October 1 and are generally due by January 31 of the next year (Texas Comptroller). The standard TREC resale contract prorates the current year's taxes through the closing date (TREC form 20-19), so a seller usually credits the buyer for the part of the year before closing.
Protesting your appraisal
Whichever district appraises your home, the usual protest deadline is May 15 or 30 days after the notice of appraised value was mailed, whichever is later (Texas Comptroller). Collin CAD handles Collin County homes and Denton CAD handles Denton County homes. A lower appraisal lowers the bill you share with your buyer through the proration.
The homestead cap does not transfer
A homestead's appraised value can rise no more than 10% a year plus new improvements (Collin CAD). Your buyer starts over, so their taxes may be higher than yours. Worth knowing when a buyer compares your monthly cost with a new build.
What shapes Frisco prices
Frisco's estimated population rose from 200,531 (April 2020 estimates base) to 236,955 (July 2025) (Census Bureau). Resales compete with new construction, and school district, county side, lot, age and condition all affect price. A licensed local agent can pull comparable sales for your neighborhood.
Frequently asked questions
My Frisco home is in Denton County. Who do I protest with?
The Denton Central Appraisal District. Collin County homes protest with Collin CAD. The statewide deadline rules are the same (Texas Comptroller).
Does the City of Frisco require an inspection before a sale?
We did not find a Frisco resale inspection or certificate requirement for single-family homes. If the home has been a short-term rental, check the city's STR permit rules.
Why is my neighbor's tax rate different?
Frisco homes can be in different counties and different school districts (City of Frisco), and some are in special districts. Compare the taxing units on both appraisal records.
Do I lose my homestead exemption when I sell?
Exemptions are set based on who owns and lives in the home on January 1 (Collin CAD). The TREC contract lets the closing proration account for exemption changes, so ask the title company how they estimated your share.
