How property taxes are split at closing
Texas property taxes are paid in arrears. Bills go out around October 1 and are generally due by January 31 of the next year (Texas Comptroller). The standard TREC resale contract prorates the current year's taxes through the closing date (TREC form 20-19). A Plano seller usually credits the buyer at closing for the months already owned that year.
Plano's 20% homestead exemption matters to buyers too
The City of Plano offers the maximum local option homestead exemption of 20% of value, and 20% is the most any taxing unit can offer under state law (Collin CAD, Texas Comptroller). A buyer who will live in the home can generally claim it from the next January 1, so their long-run city tax is lower than the headline rate suggests.
Protesting your appraisal
The usual protest deadline is May 15 or 30 days after the notice of appraised value was mailed, whichever is later (Texas Comptroller). Most Plano homes protest with Collin CAD; the small Denton County part is appraised by Denton CAD. Since you share this year's tax bill through the proration, a lower appraisal still helps in the year you sell.
Homestead cap and what the buyer inherits
A homestead's appraised value cannot rise more than 10% a year plus new improvements (Collin CAD). Long-time owners may have a taxable value well below market value. The cap resets for the buyer, so their bill can be noticeably higher than yours.
What shapes Plano prices
Plano's estimated population was 293,028 in July 2025, close to its April 2020 estimates base of 285,465 (Census Bureau). Growth has been slower than in the cities to the north, and condition, updates, school zoning and location all affect what buyers pay. A licensed local agent can pull comparable sales for your area.
